Airbnb's Are a HUGE Opportunity — You Just Need to Do Something Unique!

"You just need to do something UNIQUE to separate yourself from everyone else."

The story of Isaac French — an interesting 24-year-old married accountant.

One day, Isaac randomly had a dream of building a community of tiny homes in Texas.

He began his mission by seeking out a piece of land.

He found a 5-acre plot of land in Waco, Texas, with a nice cow pond.

It's 2021, and the market is competitive, so he knows he needs to move fast.

He only had $19,000 in savings, and the land was $133,000.

He got some help from family to secure a bank loan. He was then able to secure $2.4 million for construction.

The construction of everything — including the 7 cabins, each about 500 square feet, roads, utilities, amenities, etc. — ended up costing $2.5 million.

Isaac's Rules for Creating a Successful Airbnb Resort

Isaac provides the guidelines for creating a successful Airbnb resort like Live Oak Lake.

1. Build in Red States, Not Blue States

According to Isaac, red states can be quicker for permits and have fewer regulations.

2. Stay Within 2 Hours of a Major Metro Area

Look for a metro area with 1 million+ people.

Then there will be lots of opportunities for "staycations" and 2–3 night stays.

3. Find a Property With Natural Beauty

Trees, lakes, and some topography definitely help.

These features can make the property more attractive and memorable.

4. Go Above and Beyond With Hospitality

Create a memorable guest experience.

Example: Fresh-baked cookies delivered to guests.

5. Find a Mediocre Property With Big Potential

Look for a property that might not seem special at first but has big potential with your vision.

Unique Airbnb Ideas

1. Houseboats!

Beautiful views, prime locations, and opportunities to stand out with a unique experience.

Local permit rules may differ from those for traditional properties, so check the requirements before investing.

His story shows how a strong ision can turn an ordinary piece of land into a memorable destination.

Find something with potential, make it different, and give customers an experience worth talking about.
