How Two Brothers Built a Land-Flipping Business That Made $532,000 in One Month

What if you could make thousands of dollars flipping real estate without ever owning the property? Two brothers, Jackson and Carson, built a business around exactly that idea—and their best month generated $532,000 in profit from 37 deals.
Their strategy is land wholesaling: connecting property owners who want to sell with homebuilders who need land, then keeping the difference between the agreed prices. The secret isn't buying property. It's finding the right buyer before making an offer.
Find the Buyer Before the Land
Instead of hunting for cheap land and hoping someone will buy it, the brothers reverse the process.
First, they contact homebuilders and ask what they're willing to pay, which locations they prefer, and what lot sizes they need. These requirements form a “buy box.”
Next, they identify owners of matching properties—often people who purchased land years ago and may be willing to sell—and negotiate a lower price.
If a builder will pay $50,000 for a lot and the brothers secure a contract with the owner for $40,000, they can earn $10,000 without purchasing the land themselves. An assignable contract allows them to transfer their purchase rights to the builder, subject to the agreement's terms.
Their approach has produced deals across roughly 25 to 30 states. They report an average gross profit of about $8,600 per transaction, with some deals generating much larger sums.
One early breakthrough came when they were just 19 and 21. They bought four lots for $37,000 after checking their value with real estate agents. The properties eventually sold for roughly $185,000 to $190,000, generating about $140,000 in profit before expenses.
The Marketing Machine Behind the Deals
The brothers didn't rely on luck. They built a repeatable outreach system using direct mail, phone calls, and—before changing their approach to limit legal exposure—text messages.
At their peak, they reportedly sent around 40,000 mailers and 50,000 texts monthly, while overseas callers made thousands of calls. Their best month brought 37 deals and $532,000 in profit.
But beginners don't need that infrastructure. The brothers say someone can start with a phone, internet access, and direct outreach to property owners. Even one profitable deal a month could add substantial income, although results depend on market conditions, execution, and available buyers.
They also learned that doing the work yourself before outsourcing can be a competitive advantage. Speaking directly with sellers helps beginners understand objections, improve negotiations, and recognize which opportunities are worth pursuing.
Transparency Is Part of the Strategy
Wholesaling can attract criticism when operators mislead sellers. The brothers take a different approach: explain their role, agree on a price, and be clear that they intend to resell the contractual interest to a builder.
They also prioritize markets with active home construction and comparable lots, making it easier to identify buyers and evaluate offers.
The takeaway: Their business isn't really about flipping dirt. It's about understanding what buyers need, finding sellers who can meet that demand, and connecting the two through a transparent transaction. The margin comes from solving the right problem—not from owning the asset.
